Location: Lake Rosseau, Port Carling, Ontario
This three-bedroom lakeside property is in the heart of Muskoka, Lake Rosseau. It is approximately a two-and-a-half-hour drive from Toronto. The property offers plenty of space that allows adults and teens alike to spread out, whether it be inside or outside. The property overlooks Lake Rosseau offering fantastic views from the rooftop of the boathouse, the living area, or even the master bedroom. The well-kept yard surrounding the cottage offers a pergola and gardens, playing games in the yard, or sitting around the firepit at night. There is a very gradual, curving gentle slope that takes you to a one-slip boathouse and top deck, and an L shaped dock. The rooftop sitting area includes a table and Muskoka chairs, great for enjoying the views of the lake and sunbathing.
The entrance area includes a patio with seating for five to six people which leads to a second patio area housing the barbeque, and a table and chairs for outdoor dining. There is a bright all-season room with a sofa, loveseat, and chairs with seating for four to six people.
The semi open concept kitchen and dining area awaits. The dining area overlooks the front gardens including an inviting cushioned window seat for bird watching or enjoying the gardens. The table has seating for eight to ten people. The kitchen itself boasts all the amenities needed for all your meal preparations. This handsomely decorated bright kitchen includes the fridge, stove, microwave, dishwasher, Keurig coffee maker and French presses, an electric kettle, and toaster. The pots and pans and baking and serving dishes can be found within the cupboards in the kitchen. As well, ample counter space and storage space enough for preparing any meal.
The adjoining living area has a three-seater sofa, loveseat, and a wingback chair, a desk with a chair and lamp, as well as a ceiling fan. The furniture is perfectly arranged for conversation, reading, and using the propane fireplace. The armoire in this area houses the television, DVD player, and games console. The second living area has two more chairs and a loveseat for relaxing as well as a round table with chairs for dining or playing games and card games. The large windows overlook the lake. There is a door from this area leading to the patio where the barbeque and table and chairs are.
There are three bedrooms. The first bedroom includes one queen size bed, dresser, and a closet. This bedroom overlooks the lake. The second bedroom on this level boasts a queen size bed, desk, a closet, and a swivel floor mirror. This room offers views of the lake as well as the woods at the side of the cottage. These two bedrooms are located on the main level. The master bedroom is on the second level. The view from the upper level is lakeview. It houses a queen size bed, a chair and ottoman for reading, a walk-in closet, and a dresser. The ensuite bath includes a corner tub, a separate shower, and a window overlooking the front lawn and entrance to the property. One step up from the queen bed includes a twin-size daybed and a wall of shelves that houses many books for your reading pleasure.
The first bathroom is on the first level which includes a modern glassed-in shower. The last room on this level includes a laundry area featuring a washer and dryer as well as an area to hang clothes. There is ample storage, a second fridge, and a door leading to a side deck.

The Port Carling and Port Sandfield area has lots to do. From the charming boutiques and gourmet restaurants, the Muskoka Lakes Museum, hiking trails, golfing at nearby golf courses including the Windermere Golf and Country Club, and Sunset Cruises including live commentary of both history and local lore. Port Sandfield has a very important historical part of Muskoka that consists of a canal that joins Lake Joseph with Lake Rosseau. There is a marina, some shops, a great general store, and a bakery.

**Vacationer supplies their own linens: Sheets and pillowcases + Inside towels, kitchen towels and beach towels. Please inquire about other arrangements.
**Paper products: The cottage will provide enough to get you started, but vacationers must supply their own, including toilet paper and paper towels.
**Adult life jackets are supplied. Vacationers must bring their own children's life jackets due to safety and liability concerns.
**No smoking is allowed at the cottage.
